The proposals for Brook House will be subject to viability testing to ensure that the highest amount of affordable housing can be provided. Where not financially viable, a payment in lieu will be provided to the Council.

The building will rise to five storeys, with a setback communal roof terrace . This creates a comfortable relationship with Newbury House while stepping down sensitively towards lower neighbouring homes. The scale reflects the changing urban character of Eastern Avenue, balancing visibility and restraint.

The design features blue-grey brick façades, detailed brickwork, stone banding and metal balconies. Windows are triple glazed aluminium-faced composite units for energy efficiency and sound reduction. These materials have been selected for their quality, durability and visual connection to surrounding buildings. The use of robust, attractive materials ensures a high standard of appearance that will age well over time.
